Turning an Old Home into a Modern Marvel: DEEP Energy Retrofit

When it comes to older homes, charm often comes with a hidden cost: energy inefficiency.

Drafty spaces, skyrocketing energy bills, and inconsistent indoor temperatures can make life uncomfortable—and expensive. That’s where modern sealing technologies like Aeroseal and AeroBarrier come to the rescue.

One such transformation took place in Fort Langley, where a 4,500-square-foot single-family home went from leaky and outdated to airtight and energy-efficient, thanks to the efforts of Airtight Solutions and Sonbuilt Homes.

Aeroseal Envelope Technology

A Leaky Challenge

The homeowner’s goal was clear: to enhance the home’s energy efficiency without compromising its character.

With over 4,500 square feet of living space, achieving this goal required careful planning and cutting-edge solutions. That’s where Airtight Solutions stepped in, working hand-in-hand with Sonbuilt Homes to identify opportunities for improvement and craft a strategy.

During our initial walkthrough, we:

  • Evaluated materials that needed replacement versus preservation.
  • Examined the HVAC system for inefficiencies.
  • Analyzed energy modelling to identify critical areas for sealing.

With this foundation, we recommended a dual approach: Aeroseal Duct Sealing to target HVAC inefficiencies and AeroBarrier Envelope Sealing to tackle leaks in the building envelope.

Behind the Scenes of a Retrofit

Preparation is everything when it comes to a deep energy retrofit. Before sealing began, our team meticulously planned every step:

  • Surface Protection: All finished surfaces, from flooring to cabinetry, were carefully shielded to prevent the sealant from adhering. This ensured a flawless finish and accurate results.
  • HVAC System Cleaning: Clean ducts are more efficient ducts. We started by clearing out dust and debris to ensure the Aeroseal process delivered maximum impact.
  • Equipment Calibration: Every home is unique. We tailored our equipment to the specific size and volume of the house for precise application.

Sealing the Deal

The work unfolded in three key stages:

  • Aeroseal Duct Sealing: By targeting leaks within the HVAC system, this process ensured conditioned air stayed where it belonged—inside the home. The result? A 92% improvement in duct airtightness.

  • Surface Protection: While the duct sealing progressed, our team worked simultaneously to prepare the house for AeroBarrier application, ensuring a seamless transition.

  • AeroBarrier Envelope Sealing: With the house protected, we applied AeroBarrier to seal leaks of up to 1/2 inch in the building envelope. This step improved overall envelope airtightness by 86%.

The Results Speak for Themselves

Post-retrofit, this Fort Langley home achieved:

  • Lower Energy Bills: Less air leakage means less energy wasted.
  • Improved Indoor Comfort: Consistent temperatures and reduced drafts make for a cozy living space.
  • Better Indoor Air Quality: Airtight ducts and envelopes prevent outdoor pollutants from entering the home.
  • Sustainability: A tighter building envelope reduces the home’s carbon footprint and extends its lifespan.
